Toronto/Today, Mayor Olivia Chow, Deputy Mayor Amber Morley (Etobicoke-Lakeshore), CreateTO and City of Toronto staff celebrated the progress made on the new mixed-use, transit-oriented community that will redefine Etobicoke at Bloor-Kipling.
“The developments at Bloor-Kipling will be a transit-oriented community providing 2,700 homes with 30 per cent affordable units. With rental housing, a new civic centre and green spaces, we are not just building one building, we are building a new community in Etobicoke-Lakeshore,” Toronto Mayor Olivia Chow said.
Construction on the 5207 Dundas St. W. development by Kilmer-Tricon is three months ahead of schedule. This is one of five blocks identified for rental housing development on City-owned land, delivered through CreateTO.
The new community at Bloor-Kipling will include:
- five rental housing developments (including 5207 Dundas St. W) which will include approximately 2,700 residential homes, at least 900 of which will be affordable rental homes,
- the new, state-of-the-art Etobicoke Civic Centre, and
- a new City park.
Bloor-Kipling will also be Toronto’s first net-zero community. All development blocks will be serviced by a District Energy plant with all heating and cooling needs to be provided by a low-carbon thermal district energy network.
The City invested $77 million to decommission the former Six-Points Interchange, replacing what was known as ‘Spaghetti Junction’ with a new network of streets, unlocking almost 18 acres of land and creating the seven blocks for redevelopment.
The next housing block for development at 970 Kipling Ave. is currently in market to bring on a development partner. First occupancy at 5207 Dundas St. W is expected in Q2 2027. The new Etobicoke Civic Centre is currently under construction and is expected to be complete in Q4 2028.
This project is contributing to the City’s HousingTO Plan target to deliver 65,000 new rent-controlled homes including 41,000 affordable rental, 6,500 rent-geared-to-income (RGI) and 17,500 rent-controlled homes by 2030. More information is available on the City’s website.
